Tide Completes Europe's Tallest Modular Building: A Landmark in South London

Landmark Build to Rent Scheme by Tide

Volumetric developer Tide has proudly finished a significant build to rent project in South London. The completed structure now stands as Europe’s tallest volumetric modular tower. The development, situated in Croydon, was a result of a collaborative effort between Tide and Vision’s in-house design teams, and architects HTA Design.

Design and Construction Process

The design teams utilized advanced 3D Modelling & Interior Design tools, such as Revit, Lumion, and SketchUp 3D for the creation of the Croydon development. The twin tower development, aptly named College Road, has been conveniently positioned near East Croydon train station.

Details of the Twin Tower Development

The development comprises a 50-storey tower housing 817 one-bedroom and studio apartments, and a 35-storey building providing 120 affordable homes. The tallest structure, standing at 163m, has snatched the title of Europe’s tallest volumetric modular tower from Tide’s previous development, the neighbouring Ten Degrees, which was completed in 2020.

Efficient and Ahead of Schedule Completion

The construction was completed two months ahead of the planned schedule, enhancing returns for investors Oaktree Capital Management and operator Outpost Management. The 50-storey tower, now known as Enclave: Croydon, is currently open and fully operational.

Collaborative Endeavour and Innovative Approach

As the developer and contractor for College Road, Tide collaborated with its sister company and volumetric manufacturer, Vision. They employed an innovative approach that reduced the traditional construction time by up to 50%, a significant achievement for such a large-scale project.

Efficiency of Offsite Technology

The efficiency of Vision’s offsite technology led to 73% of the entire development’s floor plate being installed in just 32% of the programme. This helped achieve the 28-month schedule. The effective construction logistics enabled the delivery of 937 homes on the constrained 2000m2 site.

With the completion of this project, Tide has once again proven its capability to redefine skylines and set new records in the construction industry. The successful completion of Europe’s tallest volumetric modular tower is a testament to the power of collaboration, innovation, and efficient logistics.
