British Land’s Next-Generation Logistics Hub
British Land, one of the largest property development and investment companies in the UK, has obtained planning permission for its innovative last mile logistics hubs in south London. This approval adds another significant project to its development pipeline within the capital, now standing at 2.9m sq ft.

This approval paves the way for British Land to further expand its portfolio of urban logistics projects in Greater London, worth an estimated £1.3 billion.
The Mandela Way Project
The hub, a multi-level logistics scheme of 140,000 sq ft, is set to be constructed at Mandela Way, Southwark, previously a council car pound. Ideally located near the junction of New Kent Road, Old Kent Road, and Tower Bridge Road, the hub will primarily serve Southwark and central London.
Focus on Sustainability
In line with the commitment to sustainability, the new hub will feature four floors of flexible and sustainable logistics space, aiming for a BREEAM Excellent rating. The construction will make use of low-carbon materials, further emphasizing British Land’s dedication to eco-conscious development.
Additional Projects in the Pipeline
British Land’s pipeline of urban logistics projects in Greater London includes an additional project next to the Old Kent Road on Verney Road, the Finsbury Square Car Park, and The Box at Paddington Central, which also received planning consent earlier this year. In July, British Land was granted approval to develop a 455,000 sq ft multi-level logistics space at Heritage House, Enfield, situated near Junction 25 of the M25.
A Word from British Land
Mike Best, Head of Logistics at British Land, expressed excitement over the recent approval. He stressed that the Mandela Way scheme, following approvals at Paddington Central and Enfield earlier this year, allows the company to address the urgent need for sustainable, modern warehousing in Greater London.
Unlocking London’s Logistics Potential
British Land continues to seek new opportunities to utilize its longstanding investment and development expertise, aiming to source and execute acquisitions that unlock the potential to densify London’s logistics supply. With this latest approval, the company is well on its way to transforming the city’s logistics landscape.
